First, a picture of the report and the CDROM that comes with it:

The CDROM contains lots of valuable files:

1. The entire report in both .PDF and .DOC formats
2. All of the large full color pictures that were taken at the inspection, whether they were issues or not.
3. A .TXT and .XLS file of the list of issues sorted in several ways. This is ideal for your repair request.
4. A cost to cure analysis on all of the major issues if you order it as an option for an added $50.

Note- the issues are arranged in 3 ways -
1. SC or Safety Concern issues are always on top. These are items like bad GFCI protection circuits or missing grounds at pools or garage fire doors that don't close and lock.
2. FE or Further Evaluation by an expert is next. These are items like electrical issues that need to be corrected by an electrician, or plumbing leaks that need repair by a licensed plumber.
3. Everything else. These are issues that are not urgent or are not easily repaired, like small cracks in concrete or stucco, missing AC outlet covers, and other details that don't fit the SC or FE classification but still represent items that are not as the house was new.
